A Good Time for Buyers

As Fall begins to descend on the Hill Country, the weather is cooling much like the real estate market. The slow increase in inventory coupled with more hesitant buyers is creating a situation where the market is much more stable than it was in the summer. Additionally, especially in Horseshoe Bay, the fall market traditionally tends to cool as we head towards winter. People begin to think about the upcoming holidays and their attention turns away from real estate.

So, for the first time in a while, I am confident in saying that it is a good time to be a buyer. Yes, you could argue, fairly, that lower priced homes are still getting multiple offers. You could also argue that there are properties that are selling for over asking price. Both of those statements are true. However, there is also truth to the fact that buyers are able to view homes and generally have some time to consider their options before making an offer. As a result, we are starting to see homes dropping their original list prices and/or staying on the market longer. 

For sellers, homes are still selling, particularly well-priced homes. The market is swinging more favorably towards buyers and we expect this trend to continue. If you have been on the fence about listing, I would recommend doing it soon. If you are considering buying, now is a great time to get into, or back into, the market.
