The October real estate market reports have been released By Texas Realtors and the Texas A&M Real Estate Research Center. The results show that inventory in October continued to creep up in Horseshoe Bay, but actually declined a bit in Marble Falls relative to September. Looking out a bit, median prices are up since October 2020 and days on the market are down compared to fall of 2020.

One data point worth exploring is the days-to-close number. 37 days to close in Horseshoe indicates a lot of cash deals which is not uncommon for that market. However, because interest rates have been so low, there seems to have been more financed deals this year as people take advantage of the low rates. 5 weeks from contract to close does indicate that cash deals are still popular in Horseshoe Bay. In Marble Falls, the same data point is 51 days, just over 7 weeks. This is indicative of more borrowing, which is understandable in that market. Appraisals are taking at least 4 weeks in most cases, so it generally takes 45-50 days to close a financed deal right now.

Overall, it seems that the market was pretty stable from September to October. Although it still favors sellers, we are seeing homes staying on the market longer and sellers, on average, are not getting full asking price (as you may remember from a blog post earlier in the month). Although it is still a good time to be a seller, the market continues to show improved conditions for buyers.
